Well presented rooms in shared student house in central convenient location close to Penryn town centre and the campus. All rooms are fully furnished. Property comprises:- Entrance hall, communal kitchen / dining / lounge. Balcony with great views over open countryside. 4 double bedrooms. Bathroom. Gas central heating, double glazing. Garden. There are 2 rooms remaining at £260pcm each; Deposits = 1 months rent.
To apply for a student property, please complete the Student & Guarantor Rentshield application form using the link below. The application form must be returned with the relevant parts completed and signed by the student and Guarantor respectively with an administration fee of £50.00 inclusive of VAT. This fee is non returnable and cannot be offset against any rental payments or deposit. This payment can be taken by debit card over the phone. Once the administration fee has been received the room will be held while the references are being carried out.

We need one form of identification from each list to confirm your identity and address:

  • Full passport
  • European Union National Identity Card
  • UK photocard driving licence or UK full paper driving licence
  • UK Armed Forces ID card
  • Gas / Electric / Water bill (less than 3 months old)
  • Telephone bill for a fixed line, not a mobile (less than three months old)
  • Local authority (council) tax bill (less than three months old)
  • Bank statement (less than three months old)
Once the application form(s) have been returned to our office, they will be faxed to Rentshield who carry out the reference checks. Reasons for declining an application include the following:-

  • Undisclosed adverse credit history;
  • Temporary employment (less than 6 months);
  • Insufficient income (please refer to figures on reverse of this letter);
  • Problems with previous Landlord reference.

  • We usually receive the reference results 3-4 working days after the forms are faxed to Rentshield. As soon as the results are received, we will require £250 which is part payment of the 1st months’ rent. This must be paid by calling us with your debit card details. The move in date will then be organised and a copy of the Tenancy Agreement will be forwarded to you. If you withdraw for any reason the application fee and part payment of rent will not be refunded.

    When you move into the property, the balance of the rent and deposit will then be due in cash or bankers draft (personal cheques are not accepted). The deposit is calculated by adding £250 to one months’ rent (if the rent is £500pcm, the deposit would be £750).

    You will need to sign the Tenancy Agreement; your Guarantor will need to sign a Guarantor Agreement if applicable.

    Video and written inventories will be recorded when you move into the property. The rent will be due, in advance, on the same day of the month as you took possession of the property by Standing Order.

    The Tenancy Agreement will usually be for an initial period of 12 months. This is a fixed term Tenancy Agreement and the property will only be available for 1 year unless alternative arrangements are made towards the end of the tenancy.
