You may be looking to rent for a number of reasons. We want the whole renting experience to be as enjoyable and stress-free as possible which is why we will always deal with matters regarding your tenancy in a prompt, friendly and professional manner, we want you to enjoy your home.
We hope you find our website informative and easy to use and more importantly you find the property that suits you. Once you have found a property or properties that you think will be suitable simply telephone us and we will arrange a viewing hopefully at a time to suit us both, outside office hours and weekends can sometimes be arranged if necessary.
If you are interested in one of our properties, a Rentshield application form will need to be completed by any applicant over the age of 18 who will be living at the property. The application form must be returned with an administration fee which is non returnable and cannot be offset against any rental payments. If a guarantor application is required the first guarantor application is processed free of charge. Once the administration fee has been received the property will be held while the references are being carried out.
We need one form of identification from each list to confirm your identity and address:
- Full passport
- European Union National Identity Card
- UK photocard driving licence or UK full paper driving licence
- UK Armed Forces ID card
- UK photocard driving licence or UK full paper driving
- licence (if not used as identification).
- Gas / Electric / Water bill (less than three months old)
- Telephone bill for a fixed line, not a mobile (less than three months old)
- Local authority (council) tax bill (less than three months old) with evidence that the bill has been paid.
- Bank statement (less than three months old)
Once the application form(s) have been returned to Trelawny Property Management they will be faxed to Rentshield. Part of the referencing includes a calculation to determine if applicants have sufficient income to be able to afford the rent. It is calculated by multiplying the annual rent by 2.5, this should equal your joint annual gross income. If this is not possible an advance payment may be required for the term of the Tenancy Agreement (usually 6 months)
When Trelawny Property Management are informed that the application has been successful we will require a deposit, to reach us within 5 days. The move in date will then be organised and a copy of the Tenancy Agreement will be forwarded to you.
When you move into the property Trelawny Property Management will require the first months rent in cash or bankers draft and you will need to sign a Standing Order form for future rent payments and the Tenancy Agreements. A video inventory and written inventory will be undertaken. The rent will be due, in advance, on the same day of the month as you took possession of the property.
The Tenancy Agreement will usually be for an initial period of 6 months and this will continue until written Notice is served by either party. The initial Tenancy Agreement period can be varied in accordance with individual needs.
